1. Acceptance of these terms

These Terms of Service (“Terms”) form a binding agreement between you and BrokeVentures (“BrokeVentures,” “we,” “us”). By using our website, submitting your information, or enrolling in our text message program, you agree to these Terms and to our Privacy Policy. If you do not agree, please do not use the service.

You must be at least 18 years old and must be the account holder of, or have authority to enroll, the mobile number you provide.

2. What BrokeVentures provides

BrokeVentures is a property alert and referral service. We notify you about pre-market, coming-soon, and newly listed properties that match criteria you select, and we may introduce you to licensed real estate professionals in our network.

BrokeVentures is not a lender, appraiser, inspector, or investment adviser. Nothing we send is financial, legal, or tax advice.

3. SMS program terms

Program name: BrokeVentures Deal Alerts. By providing your mobile number and submitting the alert signup form, you give your express written consent to receive recurring automated marketing and informational text messages from BrokeVentures at that number, including messages sent using an automatic telephone dialing system.

• Consent is not a condition of purchase or of receiving any goods or services.
• Message frequency varies with your alert criteria and market activity; expect approximately 4–10 messages per month, and more if you request additional alerts.
• Message and data rates may apply. Charges are billed by, and payable to, your mobile carrier.
• To opt out at any time, reply STOP to any message. We will send one confirmation message and no further messages unless you re-enroll.
• For assistance, reply HELP to any message or email support@brokeventures.io.
• Carriers are not liable for delayed or undelivered messages.
• Supported carriers may change without notice; delivery depends on carrier and device capabilities.
• We never sell, rent, or share mobile opt-in information or consent with third parties for their own marketing purposes.

4. Your responsibilities

• Provide accurate information and keep your mobile number current; tell us if your number changes or is reassigned.
• Use the service for personal, non-commercial home-search purposes only.
• Do not scrape, resell, or redistribute listing data, or interfere with the operation of the service.

5. Listing information and accuracy

Property details are supplied by real estate professionals and third-party sources. Sample listings shown on this site are illustrative only. We make reasonable efforts to keep information current but do not warrant the accuracy, availability, pricing, or condition of any property. Verify details with a licensed agent before acting.

6. No brokerage or agency relationship

Receiving alerts or introductions does not create a brokerage, agency, or fiduciary relationship between you and BrokeVentures. Any transaction is solely between you, the seller, and the licensed professionals you choose. BrokeVentures complies with applicable fair housing laws and does not target or exclude recipients on the basis of any protected class.

7. Disclaimers and limitation of liability

The service is provided “as is” and “as available” without warranties of any kind, express or implied. To the maximum extent permitted by law, BrokeVentures is not liable for indirect, incidental, consequential, or punitive damages, or for any lost opportunity arising from a delayed, undelivered, or inaccurate alert.

8. Termination

You may stop using the service and end messaging at any time by replying STOP. We may suspend or terminate access if you violate these Terms or if we discontinue the service.

9. Changes to these terms

We may update these Terms as the service evolves. Material changes to the SMS program will be communicated before they take effect. Continued use after an update means you accept the revised Terms.
